Financial Freedom Friday – Your Mentality Determines Wealth

 

I am in the process of purchasing a property, in order to purchase the property, I have to provide payment information for my student loans.  My loans are currently in deferment as I began the year unemployed and wasn’t receiving any unemployment benefits.

My first thought was, I am not ready to pay back my student loans just yet. Although I know I will have to pay them and the time to pay is coming soon, nevertheless, my first thought was

I am not ready to pay back my student loans yet.  That is a lack mentality, that is a poverty mentality.  To think about allowing the fact that I’m not ready to start making a payment and adjust my budget downwards to increase my cash flow upwards by 100% is POVERTY MENTALITY.

Just this morning, I recited to myself while driving to work. “I am a rich woman; I love money and money loves me; money is forever flowing freely in my life and there is always a divine surplus; I can afford anything I want or need; I have positive cash flow; I have multiple streams of passive, earned, and portfolio income; I am wealthy; Everything I do prospers.”

Well, if you are a faithful reader you know about Motivation and Mindset Mondays.  I immediately checked myself and thought about my mindset and asked myself this question “Are you going to let paying your student loans keep you from passive income and cash flow?” 

The answer to that question is a resounding HELL NO! So, what did I do, I called Sallie Mae immediately so that I can feel out the necessary documentation to get a new loan payment amount.  The odd thing is when I went on Sallie Mae looking for repayment options it kept telling me that my loan was in deferment.  This I know, however, I need it out of deferment so I can have  passive income and cash flow!

I actually have a reminder on my desk at work.   At the top it says Passive Income and Cash Flow.  The bottom of the post-it says Follow On Course Until Successful!

So in sharing this story I dare ask you, is your Mindset keeping you from Financial Freedom?  Are there things you could be doing yet you are focused on lack or potential lack and not focused on overflow?  Are you allowing temporary situations to create permanent circumstances in your life?

MINDSET & MOTIVATION MONDAYS ~ WHAT IF?


What If?

Many of us experience what if moments, however, the what ifs are rarely if ever positive.  It makes me question why is that?  I was recently speaking with a co-worker that said being a landlord scares me, what if I had bad tenants?  Well, what if you had great tenants?  What if you had positive cash flow and passive income?  What if your life and the lives of your children changed based on your decision to invest and be a landlord?  What if this led to a successful career as a Real Estate Investor?

WHAT IF?

Do you ever have what if moments that are negative?  Do you ever have what if moments that are positive?  Have you ever taken the time to stop and wonder why?

WHAT IF?

Many of the what ifs we experience never happen, partly because we choose not to act on our desire to do something because we are filled with what ifs followed by negativity. 

What if you experienced success, wealth, health, peace, love, joy, and prosperity daily?  What if the good always outweighed the bad?  What if you began to think on those things that are pure, noble, just, wonderful and exciting?  What if you faced your fears and acted and did what you feared the most? 

WHAT IF? 

Would your life be different than it is now?  Would you have more than you do now?  Would you be in a better position in your relationships, health, finances, and state of mind?

WHAT IF?

FINANCIAL FREEDOM FRIDAYS ~ CASH FLOW

What is your Cash Flow?  How much money do you have at the end of the month or after you've paid all of your bills?  That is your Cash Flow.  Is your Cash Flow positive or negative?

If it is negative, what can you cut out to create a positive cash flow for yourself?

Your assignment, create a budget and determine what is your monthly cash flow.  From there determine how much money you need each month to live comfortably.  When you have that number, that is your passive income goal!

WELLNESS WEDNESDAYS ~ STRESS

Stress KILLS, I repeat, STRESS KILLS!!!!!!

So how do you manage stress?  Many people when placed in stressful situations eat their way to "happiness".  That happiness usually also includes obesity and a ton of other health related issues as they aren't choosing fruits and veggies to de-stress, which ultimately, causes more stress! Go figure, right?

So....here are some stress reducing foods that are healthy and good for you!

TAKE CHARGE TUESDAYS ~ CREATE

CREATE, create opportunities for yourself.  If you are not satisfied in your current position and/or your current pay, CREATE! Create an avenue or an opportunity for yourself.  Think of ways to generate income and increase your revenue.  

 

What to create?  That is solely up to you, however, create something.  Growing up in Chicago I have seen people hustle socks, newspapers, bottled water, snow balls, t-shirts etc.  I have seen people outside standing on corners selling these items to CREATE a stream of income for themselves.  I have also heard people comment why don't they just get a JOB I couldn't imagine having to hustle everyday.  Well some people can't imagine working a JOB everyday.  

Do what works for you, however, do something.

Take the first step, take the leap, think about what you love and invest in yourself.

MINDSET & MOTIVATION MONDAYS ~ INTIMATE CONVERSATIONS

The most intimate conversations you will ever have are the ones you have with yourself.  We are not speaking of when you are going about your day and you may say something to yourself aloud.  We are speaking of the conversations you have with yourself when you are all alone, while you are lying in bed before you fall asleep, or the thoughts that keep you up in the middle of the night.

What are you saying to yourself in those moments?

I recently went to look at a building I want to purchase, my first rental property, my goal is cash flow and passive income.  My Real Estate Broker told me for a 4 unit, I wouldn't need a property management company.  Instantly in that moment, I thought to myself and said aloud, I don't want to fix a toilet when I am called.  In that moment, I also thought to myself really, a toilet, you will allow the thought of a broken toilet to deter you from your ultimate goal?  I snapped out of it.

Then we started speaking about money.  Now I have some seed money saved up, however, I probably need double the amount to be approved by a lender.  I automatically thought about where/whom I could get the money from.  I called that person, and they may or may not give me the money.  Now what?  I decided in that moment that I want the property, as long as the appraisal and inspection pan out that property is mine.  I sent my Real Estate Broker a text message and told him what my offer was.  While I don't have all the answers, I knew I had to put the proper things in motion and lock the property down.  I was already cleared by the mortgage broker, lets go!!!!! I went on about my day, however, once home an intimate conversation began with myself.

I began to tell myself, well the Real Estate broker said you don't need all of the money until you close, so what are you worrying about?  This is the opportunity you've been waiting for, this is a great cash flow opportunity, this is the time to get your feet wet and get started.  Now is the time to step out on faith, belief, and put my words into action and GO FOR IT.

Now I ask you, what are the intimate conversations you have with yourself?  Lately, since I've been minding my words, reciting and reading my I AM/Vision/Chief Aim Statements, my intimate conversations with myself are more like motivational pep talks.

In the past, however, my intimate conversation may be what some call a reality check.  It may have went something like this.  Well, you have the money for the down payment and close, however, you have to pay a Real Estate attorney, you have to pay for the inspection/appraisal, you have to have at least the same amount you have saved in reserves.  You may want to wait until you have everything before you move forward.

Reality will always be reality, however, we have the POWER to CREATE our REALITY.  When we take the first steps, the universe steps up to help us.  The key is to stay positive, in faith, and speak life over the situation, no doubting, no worrying simply believing that ALL IS WELL and ALL Will be WELL!

FINANCIAL FREEDOM FRIDAYS ~ QUARTER 2 STATE OF MIND CHECK

We are now in the 2nd quarter of the new year.  Are you on track to meet your financial goals?  Have you made financial goals?

If you aren't on track, what is keeping you from doing what you know should be done?

The time is now to make wise financial decisions and get your "house" in order.  Many people say they are broke or poor, well.....
